Finding the RIGHT Lender for YOU!

Finding the right lender is crucial when starting on the sometimes intimidating home buying journey. Picking the right lender for your individualized needs is just as important as hiring the right Realtor to find your dream home.  Before deciding on a lender here are a few things to keep in mind.

Talk to Your Real Estate Agent: A good Realtor will be able to provide you with lender recommendations. Since Realtors work closely with lenders on a day to day basis it is always a good idea to talk to your agent and ask who they recommend. When you speak with the lender, be sure to say it was a recommendation from your agent. Lenders value the relationships they have with the agents they work with regularly and this will help ensure they will do everything in their power to provide you with a seamless closing.

Go Lender Shopping: Don’t just talk to one lender. Shop around for the lowest rates and closing costs. Do your homework and ask all the right questions. What are points? How much will the points reduce my rate by? How much are closing costs? What other fees exist? What is the PMI? How long is the loan? Is it a fixed interest? How long are their turnaround times on things such as pre-approval letters, appraisal, closing? What are the down payment requirements? What happens if your rate lock expires before closing?

Every home buying situation is unique, the goal is to find a lender who has experience with situations similar to your situation. Finding the right lender will help make the home buying process a breeze!

Closer Look: Upper Arlington

uahome

There is a reason Upper Arlington was recently named the most expensive city to live in Ohio according to an annual study released earlier this week. With the average four-bedroom home selling for $487,905 Upper Arlington homes are almost double in price compared to the states average sales price of $224,848. According to a new study from Realtor.com, homes within the boundaries of high-ranked public school districts are an average of 49% more expensive than the national median home price. So it is actually no surprise that Upper Arlington was also named one of the top public school districts in Ohio and in the top 500 nationwide.

Upper Arlington High School is best known for its extensive offering of higher-level courses, rigorous coursework, and membership in the International Baccalaureate program. Along with its prestigious accolades in academics Upper Arlington sports are certainly among the best of the best. Having won 41 Ohio High School Athletic Association team state championships, the most in state history, the Golden Bears are the team to beat.

With long winding cobblestone driveways, exquisite colonial architecture, and picturesque landscaping Upper Arlington captures the heart of all generations alike. Want a waterfront view? Cross that off your checklist. This city is located between the Scioto and Olentangy river. Events like the Labor Day Arts Festival, Chamber Tastes of UA Festival, Movie in the Park, and The Farmers Market every Wednesday this affluent suburb has something new for you and your family to experience every season. With residents like Woody Hayes, Jim Tressel, Jack Nicklaus and countless others Upper Arlington definitely is the place to live.

IN THE MARKET FOR A HOME?

We can help you find that hidden gem in Upper Arlington. Let us check off every box on your list while staying in your desired price range.  We are here to guide you through every step of the process and make finding your dream home a stress free experience. Our agents have extensive knowledge and specialize in different markets including that of Upper Arlington. Here at Marsh Realty group every client is treated as if they are our only client. Let us make your home buying dreams a reality!

Why use A Real Estate Agent..

From browsing hundreds of homes with the click of a button to never leaving your bed to sign your offer, technology has inevitably changed almost every aspect of the real estate market. Many predicted the surge in advanced technology would essentially make real estate agents obsolete, but now more than ever having an agent to represent you is of dire necessity. The Internet has caused a major paradigm shift on how the real estate market conducts business and it is our job as agents to navigate you through the shift.

With the Internet at your fingertips, and sites like Zillow, Trulia and Realtor.com, buyers can quickly type in their desired zip code and easily browse just about every home on the market. Selling a home? No problem. Zillow will give you a “Zestimate” and you now know how much your home is worth or should I say how much Zillow thinks your home is worth.

Let’s begin by saying don’t trust everything you read on the Internet! In today’s world with consumers demanding more and more information, the Internet is saturated with incomplete, untrustworthy, and just plain wrong information. These sites are a perfect starting point for consumers looking to buy or sell a home, but it’s just that – a starting point. Long gone are the days of one page contracts and no home inspections. In fact, in today’s market, buyers who do not have a pre-approval letter will likely get rejected by sellers.

Having an agent guide you through the buying or selling of your home pays off and saves you time.  According to the 2015 Home Buyers and Sellers Profile report, the typical For Sale By Owner home sold for $210,000 compared to $249,000 for agent-assisted home sales – this is almost $40,000 more! For buyers, going unrepresented can cost you in many areas such as negotiating, help in finding the perfect lender to fit your needs, or getting to see homes before they go on the market. Since the listing agent is looking out for the best interest of the seller (even if they navigate you through the paperwork) in the end it is wise to have someone looking out for your best interest as well.

Ultimately, it is about using the evolution of technology to your advantage. Better informed buyers and sellers demand better service. A knowledgeable real estate agent is there to make one of the biggest and often stressful moments in your life a breeze!
